When Mopping Stops Working, It Is Time to Strip

VCT floors in commercial facilities accumulate layers of old finish over time. Dirt, buffing compound, and repeated wax applications build up into a yellowed, uneven coating that no amount of mopping will fix. The floor looks dull, scuffed, or dingy no matter how recently it was cleaned.

A professional strip and wax removes everything down to the bare tile, cleans the surface properly, and starts fresh with 3 to 5 coats of commercial-grade finish. The result is a floor that looks like it was just installed, with a clear protective coat that resists scuffs, moisture, and daily traffic.

Our Strip and Wax Process

Six steps from dull and yellowed to clean, clear, and high-gloss.

1

Chemical Strip

Apply commercial-grade stripper and allow adequate dwell time to break down the existing finish layers.

2

Machine Scrub

Use a rotary floor machine with a stripping pad to agitate and lift the dissolved finish from the tile surface.

3

Wet Vacuum and Rinse

Remove all stripper residue and dirty slurry with a wet vacuum and clean rinse water. The floor must be chemically neutral before finish is applied.

4

Neutralize and Dry

Neutralize the floor pH so the new finish bonds correctly. Allow the floor to dry completely.

5

Apply Finish Coats

Apply 3 to 5 coats of commercial-grade floor finish, allowing each coat to dry before the next. Finish selection depends on desired sheen level and traffic.

6

Final Burnish (Optional)

High-speed burnishing produces a mirror-like gloss finish for high-visibility areas such as lobbies and showrooms.

VCT Strip and Wax Pricing

Pricing depends on total square footage, current finish condition and buildup depth, number of coats applied, whether furniture or equipment needs to be moved, site access, and after-hours scheduling requirements. Larger facilities and ongoing maintenance programs typically see better per-square-foot rates than one-time services.

Commercial VCT work is custom quoted after an on-site assessment. We measure the space, evaluate the existing finish and provide a written estimate before work begins.

VCT Strip and Wax FAQs

VCT strip and wax is the process of completely removing the old layers of floor finish from vinyl composition tile using a chemical stripper and scrubbing machine, thoroughly cleaning the bare tile, and then applying fresh coats of commercial-grade floor finish (wax). The result is a restored, high-gloss appearance and a fresh protective coat that extends the life of the floor.

Most commercial VCT floors benefit from a full strip and wax once or twice per year, depending on traffic volume and how well the floor is maintained between deep restores. High-traffic areas like retail stores and school hallways may need more frequent service. Regular scrub and recoat maintenance between full strips extends the life of the finish and reduces long-term costs.

Project time depends on the square footage of the floor and the number of finish coats applied. A typical 2,000-square-foot office floor may take 4 to 8 hours. Larger facilities are often done in sections or overnight to minimize business disruption. We discuss scheduling and logistics during the walkthrough.

We typically apply 3 to 5 coats of commercial-grade floor finish, depending on the floor condition, traffic expectations, and the finish level requested. Each coat dries before the next is applied, building a durable, protective surface.

Yes. We regularly schedule VCT work during evenings, weekends, or whenever the facility has the lowest traffic. This minimizes disruption to your business operations. We discuss your preferred schedule during the walkthrough and plan accordingly.

VCT is extremely common in healthcare facilities, medical and dental offices, assisted living centers, retail stores, grocery stores, schools and daycares, auto parts stores, government buildings, and warehouses throughout the Tampa Bay area. If your facility has a hard floor with a high-gloss finish that dulls over time, it is likely VCT or a similar vinyl tile that benefits from regular strip and wax maintenance.

After the final finish coat is applied, floors typically need 30 to 60 minutes of dry time per coat before foot traffic resumes. Full cure takes longer — usually 24 hours before heavy wheeled equipment or furniture is moved back. We plan scheduling around your operations so the floor is ready when your business opens.

Strip and wax removes all existing finish down to bare tile using a chemical stripper, then applies fresh coats from scratch. It is the most thorough approach and produces the best results, but requires more time and cost. Scrub and recoat removes only the top layer of degraded finish by scrubbing, then adds fresh coats on top. It is faster and less expensive but does not eliminate deep buildup or heavy staining. We assess the floor condition during the walkthrough and recommend the right approach.
